Signed contract with deposit
Scope agreed in writing before any money moves. You know exactly what is in it.
HOA approval, if your neighborhood requires it
This has to happen before the permit, and the HOA sets its own pace. Starting it early matters.
Survey
Where your property lines and setbacks actually are, which decides where the addition can legally go.
Architectural drawings
The design, drawn properly, so the engineer and the county have something to work from.
Engineered plans
Structural engineering. Required for most additions here, and not optional if you want it to pass.
Permit application
We file it, with the drawings, the engineering and the survey attached.
County approval
The step with the least predictable timeline. We follow it and tell you where it is.
Start date
A real date, given once the permit is in hand rather than guessed at the beginning.

Yes. The estimate is free and there is no obligation attached to it.
Is TM Construction licensed and insured?
Yes. South Carolina licensed residential home builder, RBB 51927, and a licensed home inspector as well. Insured, and an insurance certificate is available on request.
Do you take on projects of all sizes?
Yes. Every project matters, whatever its size. Tell us what it is and we will tell you honestly whether we are the right people for it.
How long does it take to receive a written proposal?
Will TM Construction handle the necessary permits?
Yes. We pull the permits, so you do not file anything or chase paperwork.
